COMMUNITY MANAGER

 Headway Property Management (HPM) has an exciting opportunity for a Strong Bilingual Community Manager for our community Houston, Texas.

Requirements include but are not limited to:

  • Minimum of 5+ years of hands on management experience in multi-family industry
  • Strong customer service skills
  • Proven ability to manage community operations, maximize rental income and minimize expenses through control and planning
  • Strong leadership and supervisory skills
  • Experience with financials, budgets and preparing monthly ownership reports
  • Excellent marketing skills
  • Excellent communication and organizational skills
  • Proficiency with MS Word, Excel and Outlook
  • ResMan experience a plus
  • High energy and a professional demeanor
  • Ability to work in a fast-paced environment
  • CAM or CAPS is a plus
  • Must have multifamily experience
  • Must be BILINGUAL (English/Spanish)

LEAD MAINTENANCE (EPA & HVAC Certified)

 The Lead Maintenance is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and well-maintained living environment for residents, visitors and staff. It is the Service Manager’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. The ideal candidate will be passionate about one’s work with excellent communication skills.
Role & Responsibilities:

  • Put together HVAC condenser and air handler/furdown
  • Ensure all work orders and repairs are made correctly and in a timely manner
  • Assist service manager with monitoring inventory of parts and supplies at appropriate levels
  • Comply with all personnel management policies and procedures
  • Help service manager oversee completion of service requests in 24 hours or per community policy
  • Help service manager ensure staff is motivated and functions as an effective team
  • Maintain superior customer service relationship
  • Communicate effectively with residents, fellow associates, vendors and supervisors
  • Work with service manager to maintain effective preventative maintenance program
  • Work with service manager to adhere to budget guidelines
  • Assist service manager to maintain hazard communications program
  • Inspect grounds, buildings, and other community features as required to minimize liability concerns
  • Ensure adherence to the company's safety and hazard communications programs, policies and procedures
  • Work with service manager to ensure physical condition of community is maintained according to company operating and safety standards
  • Work with service team to ensure excellent curb appeal at all times
  • Assist with turnkey operations if needed
  • Attend and participate in technical training programs to maintain personal skill level
  • Other tasks or duties as assigned by supervisor   


Qualifications: Must be able to diagnose problems with and repair the following:

  • HVAC inside & outside units (Certified Technician & EPA is required)
  • Major appliances & garbage disposal
  • Expert level plumbing knowledge
  • Intermediate electrical plumbing (when no license required)
  • Valid driver’s license and current automobile insurance
  • Must be able to do preemptive maintenance for HVAC throughout the property

LEASING/ASSISTANT

 Role & Responsibilities

  • Exceptional prospect & resident service is a must!
  • Outreach prefered employers & business for marketing
  • Must have social media marketing experience
  • Adhere to HPM’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals (referred to as the Operations Manuals) along with the Team Member Handbook
  • Answer the phone in timely manner & follow up with prospects
  • Follow up with all traffic and input all information into the appropriate system
  • Stand up and greet anyone who walks into our office
  • Tour and lease apartments and sell the products and service of the community
  • Responsible for the leasing process from introduction to the actual occupancy of the resident as outlined in the Operations Manuals
  • Walk apartment before move in to ensure company makeready standards
  • Prepare and complete all leasing paperwork including the lease
  • Obtain move in keys, remote and parking permit prior to resident’s move-in date
  • Respond to resident requests and help to resolve resident problems, including creating service requests
  • Maintain thorough product and knowledge of the community and the competition
  • Know the community’s market which includes nearby businesses and retail, hiring trends, new construction and any other aspects of the sub-market and overall market
  • Prepare weekly and/or monthly market surveys
  • Participate in resident functions and other resident activities
  • Reports to the Assistant Community Manager in the absence of the Community Manager
  • Saturdays are leasing days!

Qualifications

  • High school diploma or equivalent required
  • 3 years’ experience in apartment leasing and/or sales
  • Apartment leasing experience or experience in a customer service-related industry (i.e., retail sales, hospitality)
  • Must be able to read, write and communicate effectively to comprehend and complete documents, lease agreements and communicate effectively with residents
  • Demonstrate ability to apply sales skills (generating sales leads, conducting presentations, qualifying prospects and closing)
  • Must have mathematical skills at high school level to calculate prorated rents, deposits, etc.
  • Proficiency in using property management software(s), as well as Microsoft Office in order to complete required reports, create marketing flyers, etc
  • Must have basic knowledge of Fair Housing Laws
  • National Apartment Leasing Professional (NALP) preferred
  • Fair Housing training preferred
  • ResMan experience preferred

Ticket Runner / MakeReady

Essential Duties:

Inspect vacated apartments and complete make-ready checklist. Inform Maintenance Supervisor and Property Manager of needed services and repairs.Perform duties necessary to restore apartments to “rent-ready” status and ensure that all make-ready repairs and services are completed correctly and on schedule. Duties Include, but are not limited to:

  • Appliances
  • Stairs, gates, fences, patios, railing
  • Tile, carpet, flooring
  • Roofing, gutters, fasteners
  • Interior lights
  • Fireplaces, ceiling fans
  • Gas fixtures and appliances
  • Shutters, doors, cabinets, windows, sliding glass doors
  • Boilers, gas and electric
  • Door locks, P.O. Boxes and locks
  • Security Systems and fire protection equipment
  • Ceiling leaks
  • Walls
  • Pool Maintenance


Make certain grounds are kept neat and free of litter. Rake, sweep, shovel as circumstances warrant.
